(How do I know what my legal fee includes?)

We can’t comment on what other businesses do, but at our office, we put into writing what our fee includes, what it excludes and what situations might cause your fees or disbursements to increase.  This information is included in our engagement letter that we provide to each and every one of our clients.

(What is condominium?)

回答:共管公寓就是一种特殊的房产类别。在安省,它依据共管公寓法来管理。从本质上说,各单元可以单独出售, 但是具有综合设施的公寓。而这些单元的所有权与其他业主、公寓公司或管理公司以及公共区域在内的权利和义务相关。这些权利和义务在管理公司的文件,如声明书,公司章程细则,以及未注册的文件中,如规章制度和共管公寓法都明确说明。

A condominium is a specific type of property and is created in Ontario pursuant to the Condominium Act.  Essentially, it is a complex with units that can be sold individually, but ownership of those units also include rights and responsibilities with respect to other owners, the Condominium Corporation or management company, and the common areas.  These rights and responsibilities are contained in the registered documents like the Declaration, Bylaws and unregistered documents like the rules and regulations and the Condominium Act itself.

A Condominium Corporation is a legal non-profit entity that is required to be created pursuant to the Condominium Act.  The Condominium Corporation is the party that is responsible for managing the common areas and enforcing the rules.  It typically hires a property management company to help with its duties.  The directors or people who control the Condominium Corporation are elected by the owners and residents (or tenants) of the condominium.
