问题#10: 我自己对管理文件要审核哪些?

What should I review myself in a Status Certificate?

回答:作为一个买家, 你至少应该审核通常包含在管理文件中的共管公寓的规章制度。将来对房产财产计划有影响的规章制度, 买家最应该知道。例如, 许多共管公寓对宠物的数量或大小都有限制。所以,你最好在购买公寓之前,确定共管公寓是否同意你养你的宠物。如果这是商业单元, 这个公寓规章还会包含一些附加条款, 例如店铺营业时间, 允许那一类店铺营业, 或者有什么额外费用.

At a minimum, you, as a buyer, should review the rules of the condominium that would normally be included in a status certificate.  You are the person who is best positioned to realize whether any of the rules will affect your future plans for the property.  For example, many condominiums will have limitations on the number or size of pets.  You are best positioned to determine if your pet might not be allowed in the condominium. For commercial condo, additional rules may include, for example, hous of operation, types of business allowed, and uneven apportionment of common expenses. (ie, food court units may need to pay more).

问题#11: 当我买了一个公寓单元后,需要买一份自己单元的保险吗?

Do I need buy my own insurance when I purchase a condominium?

回答:所有共管公寓公司都会买保险。但是共管公寓的保险通常不包括你个人的私人财产,你的潜在责任和你的单元房的维修。许多新公寓要求所有业主都买他们自己单元的保险。如果是商业单元, 这个保险还要包含商业险。即使交割时 没有要求购买保险,我们还是强烈推荐你购买保险。因为你有可能要对一些由于你的行为或者疏忽造成的损坏或费用承担责任。例如你的客人在你的单元房受伤产生的费用需要你承担。 同样在公寓保险单中对某些损失不负赔偿责任的部分也需要你承担。

All condominium are required to have insurance coverage, but the condominium’s insurance does not cover your own personal items, your own potential liability and normally would not cover improvements to your unit. For commercial unit, you need liabilities to cover your business. Many newer condominiums require all owners to buy their own insurance.   Many newer condominiums require all owners to buy their own insurance.  Even if it is not a requirement, insurance is highly recommended as you may still be responsible for damages or costs caused by your own actions or negligence, guests injuring themselves within your unit, or the deductible under the condominium’s insurance policy.

问题#12: 什么是有公共区域管理费的房产(POTL)?这类房产如何与无管理费镇屋区别?

What is a Parcel of Tied Land (POTL)?  How is this different from a “freehold townhouse”?

回答:有公共区域管理费的房产(POTL)是一种特殊的房产所有权形式。它是与共管公寓合在一起的无管理费房产。大楼内部本身是无管理费的,但是大楼外的区域如路面以及访客停车位等都是公共区域。有公共区域的共管公寓管理文件在房产交易结束之前就应该得到。

A POTL is a special form of property ownership combing a freehold property with a condominium.  The building itself along with its interior would be freehold where the exterior areas such as roadways and visitor’s parking would be the common elements.  A status certificate for the common elements portion would need to be obtained prior to closing.
